We determine the market value of your property in accordance with the statutory Real Estate Valuation Ordinance. This procedure is considered the most reliable method and is the only one recognized in court. In addition, we recommend a pricing strategy and an offer price that are tailored to your sales objectives.
The much-advertised “free valuations” are mainly used as a pretext to obtain contact details of sellers: Real estate portals sell this data for up to several thousand euros per contact, while some estate agents in turn hold out the prospect of unrealistic sales prices in order to obtain a brokerage contract. As a responsible company, we distance ourselves from such practices and stand for reliable price advice based on a legally regulated procedure.
A real peculiarity in real estate sales: the range of purchase bids from different interested parties for the same property is usually 20 to 30 %, sometimes even more.
In order to find the prospective buyer who values the property the most, it is crucial to reach all potential buyers first. We create the necessary visibility for this and rely on effective sales tools such as impressive real estate videos, inviting 360° tours (with virtual home staging if required), appealing sales advertisements and informative exposés. We also advertise specifically where suitable prospective buyers can be found.
The number and amount of purchase bids depends, among other things, on whether prospective buyers have sufficient confidence in a property. However, properties are too complex to be assessed with sufficient certainty after one or two viewings. That is why we promote the development of trust through three presentation principles:
1) Complete property documentation: We provide all information and documents relevant to the decision.
2) Professional construction advice: We clarify any questions that arise and deal with individual requirements expertly and promptly.
3) Personal integrity: We act and provide information honestly, competently, reliably and responsibly.
When selling a property, it is important to take advantage of opportunities and keep an eye on risks. These include aspects such as payment of the purchase price, unexpected sales difficulties, liability for defects and damages or market fluctuations.
We know the pitfalls and how to avoid them. For example, we record the property portfolio in detail, carefully prepare the marketing, create property transparency, accompany and advise you throughout the entire sales process, check the solvency of the prospective buyer, coordinate the purchase agreement and accompany the notary appointment as well as the property handover after payment of the purchase price.
